Where It Is Located
Podere Capanna is located within the Tenuta Mocajo, an ancient farmhouse situated in the beautiful Val di Cecina, an oasis of tranquility nestled in the green Tuscan hills and a short distance from the sea. Once you pass through the gate, you will travel approximately 4 km along an eco-friendly paved road through the woods to reach the farmhouse, which once housed the estate's farmers. Today, the structure has been renovated to offer all modern comforts while retaining the charm of traditional country homes.
Podere Capanna is the ideal choice for those seeking a stay characterized by serenity, surrounded by nature, yet still close to all services, the sea, and the main attractions of Tuscany.
The Podere
Podere Capanna is located entirely on the first floor of the building. By climbing the terracotta staircase, you will access an entrance that leads to a spacious living room. An elegant arch connects the living room to the dining area and the fully equipped masonry kitchen. The sleeping area includes a master bedroom with a private bathroom and shower, a second master bedroom, a double room with twin beds, and an additional bathroom with a shower. Completing the floor is a practical laundry room. Guests have exclusive access to the first floor, while the ground floor is not available. The bedrooms and kitchen are equipped with air conditioning for maximum comfort.

Your pets are welcome! A small additional fee of 15 euros per pet per night applies, to be paid on-site. We kindly ask you to inform us in advance if you plan to bring them along.
The swimming pool is located in the side garden of the house, easily accessible by crossing the lawn. Rectangular in shape, it measures 10 x 5 m with a constant depth of 1.5 m. It is lined with PVC and features a salt purification system, along with two ladders for easy entry into the water. Surrounding the pool is a sunbathing area, partially paved with terracotta tiles and partially grassy, equipped with sun loungers and two umbrellas for maximum relaxation. In the same area, there is an outdoor shower with cold water. The pool is open from May to September.
The Garden
The 1550 sqm fenced garden surrounds the property and is illuminated by ground lights, creating a serene and welcoming atmosphere. After passing through the entrance gate, a gravel parking area is enclosed by an additional fence and a double wooden gate, leading to the garden area with a well-maintained lawn. The landscape is enhanced by elegant cypress trees, hedges, bay laurel, strawberry trees, and oleanders. On the lawn, next to the house, there is an outdoor dining area furnished with a table, chairs, and a lounge set under a lit wooden pergola, ideal for delightful al fresco dinners. A stone barbecue completes the space.
The garden gently transitions into a wooded hillside rich in vegetation typical of the Mediterranean scrub.
